BGB 586. 1 The usufructuary lessor must surrender the leased property to the lessee in a condition suitable for use in conformity with the contract and must maintain it in this condition for the lease period . However , the lessee must carry out the customary improvements of the leased property at his own expense , including without limitation improvements of the residential and utility buildings , the paths , ditches , drains and fences . He is obliged to manage the leased property properly .
